Unanimous Approval For Sustainable New Neighbourhood In Croydon

A long-vacant site nearby Waddon railway station, Croydon is set for radical transformation into a genuinely green neighbourhood after Croydon Council granted planning permission with unanimous approval.

On behalf of The Hyde Group, we have masterplanned a 1.9 hectare site adjacent to the beautiful and locally listed Duppas Hill Park to include 211 new affordable homes and two community spaces built around a central green space.

This landmark scheme not only provides essential family homes for Croydon, with 40% having three or more bedrooms, but also addresses pressing community needs, while delivering major sustainability gains.

The approved proposal completely reimagines the site and provides the missing piece in connecting the Park with the community.

Alongside 211 high-quality homes, the development will deliver:

  • Central green garden with social seating, walking and wheeling routes, play trails, and flexible space for pop-up sports matches or a quick kick around

  • Two multi-functional community spaces with double height atriums

  • Community square/public plaza to host performances or pop-up markets

  • Three distinctive character areas, establishing new entry beacons and better reflecting surrounding architecture

  • A 27.71% Biodiversity Net Gain and an Urban Greening Factor score of over 0.4, both considerably exceeding the mandated requirements. These are achieved through the retention of existing majestic trees, planting 173 new trees and substantial green infrastructure including a new pond at the development’s entrance
