Unanimous Approval for Thames Road Regeneration Scheme
A former industrial site at Gallions Close will play a key role in the wider Thames Road regeneration, following unanimous approval received at London Borough of Barking & Dagenham’s Planning Committee.
The project is being brought forward by Major Housing Association, a well-established Registered Provider with a strong track record of delivering genuinely affordable homes across London. Working in partnership with the Greater London Authority through the Affordable Homes Programme, Major Housing Association is focused on increasing the supply of high-quality, family-sized homes in areas of strategic growth, aligning long-term stewardship with public investment objectives.
The approved scheme delivers 262 new homes, all 100% affordable- an uplift of 29 homes from the original consent, alongside the removal of a large ground-floor car park and its replacement with high-quality landscaped amenity space.
As one of the first sites to come forward within the Thames Road Masterplan, the scheme responds to its current industrial context while helping to establish the character, scale and public realm of a future residential neighbourhood. The revised design strengthens massing, legibility and connections to emerging green infrastructure.
The updated proposals deliver:
· 262 affordable homes, increased from 233, driven by an improved housing mix aligned with Borough and GLA priorities
· A strong emphasis on family housing, increasing from 95 to 156 units (59% of the development)
· Building heights ranging from 5 to 16 storeys, including a landmark element reinforcing the north–south green connection
· Three commercial units and a dedicated community space at ground level
· 2,445 sqm of communal amenity space, including a community pocket park, central courtyard and roof terraces
· A range of amenity spaces including children’s play, social areas and quieter zones
· Improved alignment with the Thames Road Masterplan to strengthen place-making and connectivity
· Simplified building forms and rationalised cores to enhance buildability and long-term performance
· Full compliance with fire safety, accessibility and Building Safety Act requirements.
Together, the scheme demonstrates how collaboration between Major Housing Association, the GLA and the Local Authority can unlock underutilised industrial land to deliver high-quality affordable housing at scale, while setting a benchmark for future phases of Thames Road regeneration.
